Babcock Ranch is a large planned community in south central Florida developed with the goals of sustainable living and outdoor activity. Babcock Ranch encompasses 18,000 acres of pristine natural beauty on land which used to be a ranch. A cornerstone of the Babcock Ranch community is that it will be the first solar-powered city in the country. In conjunction with Florida Power & Light Company, the community will be powered by a massive 75-megawatt solar photovoltaic array which sits adjacent to the community. This array when completed is expected to be the largest in the world.
Babcock Ranch is located in southeastern Charlotte County and northeastern Lee County, with the majority of homes in Charlotte County. When completed, the community will offer 19,500 homes including estate homes, single family homes, townhomes, villas, coach homes and condos. It is anticipated that 70% of Babcock Ranch will be single family homes. One of the goals of Babcock Ranch is to be self-sufficient. In addition to solar, there will be commercial space, light industry, retail and civic space so that residents won’t need to leave the community on a day by day basis. Another goal of Babcock Ranch is to be walkable. As the community grows, each ‘phase’ will offer its own retail area, with additional businesses and services such as Publix, Home Depot, Starbucks, etc. Eventually the community will include eight magnet elementary schools, a high school and a satellite campus of Florida Gulf Coast University. There are plans to eventually add a hospital.
Babcock Ranch is anchored by the Downtown District called Founder’s Square. There is a Welcome Center, restaurants and bar, Lee Health wellness center, medical services, splash pad and lakefront boardwalk in the downtown area. Events such as music festivals and Farmer’s Markets are regularly scheduled.
Residents of Babcock Ranch share in the development’s array of amenities. In addition to the features offered in Founder’s Square, other common amenities include gathering areas connected by the vast network of nature trails, a lake large enough to kayak and canoe, tennis, pickleball, basketball and bocce courts, high speed internet throughout, and a fishing pier. All residents pay an HOA to cover these shared amenities. Babcock Ranch is separated into neighborhoods, each having its own unique style and set of amenities. For example, some neighborhoods offer their residents a clubhouse and pool, while another features a country club lifestyle with bundled golf, and yet another has an adventure theme. There is even a 55+ active adult community. There are also neighborhoods which offer no amenities other than those shared by all.
There are many builders in Babcock Ranch – DR Horton, Pulte, Lennar, DiVosta, and Meritage to name a few. There are quick delivery homes, resale homes and custom construction. There is certainly a home, style and price point to fit every buyer.
Babcock Ranch is approximately 15 miles north of Fort Myers. Residents are approximately 50-60 minutes from either the Fort Myers or Naples beaches to the south or the Venice beaches to the north, and 30-40 minutes from the Fort Myers (RSW) and Punta Gorda (PGD) airports. Because Babcock Ranch is inland, it particularly appeals to those wishing to not live along the coast.

Current Neighborhoods at Babcock Ranch
Babcock National - A bundled golf, country club neighborhood with a mix of condos, coach homes, and single family homes. With 18 beautiful designs from Lennar, homes start from the high $200s. Amenities include an 18-hole Gordon Lewis-designed golf course, resort-style pool, state-of the-art fitness center, and a clubhouse with a country coastal aesthetic.
Creekside Run – A gated enclave of homes in the MidTown area. Built by Christopher Alan Homes, there are floor plans ranging from 1,449 to 2,635 SF, all complete with an array of upgrades. Creekside Run has its own pool and playground.
Crescent Grove - A neighborhood of 68 single-family homes built by Meritage Homes, known for its innovative, energy-efficient features. Eleven floor plans are offered with both one and two configurations and 1,269 - 3,036 SF of living space.
Crescent Lakes - A gated community of single family homes in the MidTown district, many of which have lake and preserve views. Built by Meritage Homes, the properties have the innovative, energy-efficient features that Meritage Homes is known for. Homeowners have access to a private, neighborhood amenity center with a pool, cabana, pickle ball courts, and sports court.
Edgewater - A Pulte community near Founder's Square with single-story single family homes. Residents enjoy a private community pool and clubhouse.
Edgewater Shores - This Pulte community of 101 single-family homes is built along the shores of Lake Babcock. With 2 additional lakes in the neighborhood, most homes have water views. Residents enjoy a community pool and clubhouse.
Lake Babcock - A neighborhood of single-family homes located around the 300-acre Lake Babcock. Lots in the neighborhood are 50 and 60 feet wide. Homes feature a mix of architectural styling with low country and West Indies influences. A unique feature of this neighborhood is that homes situated directly on Lake Babcock are allowed to have private docks. Homes in the neighborhood were constructed by seven different builders including AR Homes by Arthur Rutenberg, Divco Custom Homes, Florida Lifestyle Homes, Lennar and Pulte.
Lake Timber -A luxury neighborhood with the unique architectural vision of Florida’s past, designed to invoke the warmth and sociability of a small coastal town. Built by Pulte and custom homebuilder Florida Lifestyle Homes, these single family homes enjoy their own community pool and 'Timber Lodge'.
Northridge – A Pulte Homes community of 322 single family homes with spacious interiors and designer finishes. Located in the WestTown district of Babcock Ranch, Northridge offers 13 home designs ranging in size from 1,447 to 4,272 SF. Northridge does not have its own community amenities.
Palmetto Landing - A gated community in Midtown by DR Horton consisting of 499 single-family homes and twin villas. Residents have neighborhood-exclusive amenities including a community pool, splashpad, and bocce ball court.
Parkside - Built by Pulte, Parkside was the second neighborhood to be developed at Babcock Ranch. The community features single-family homes with floor plans offering 3-5 BR and 1,758 - 3,293 SF. Homes in the Parkside neighborhood are located in close proximity to the Founder's Square downtown area.
Preserve at Babcock - A neighborhood of 154 twin villas developed by D. R. Horton. The community is anchored by four lakes. Water views are available at many vantage points in the neighborhood. Floor plans feature 2 BR+Den | 2 BA | 2-Car configurations with 1,503 SF of living space. Residents enjoy their own pool and clubhouse.
Regency - A gated, 55+ active-adult new home community by Toll Brothers offering luxury villa and single-family home designs. Residents enjoy a serene and picturesque setting with exclusive resort-style amenities.
